1. Parties
This Short-Term Rental Agreement is between the guest identified above and HPS Properties LLC as Landlord.
2. Premises
404 E Denver Ave, Unit 310, Wildwood Crest, NJ 08260.

4. Rental Rate, Payments & Security Deposit
The refundable security deposit is $150 and is due 14 days before check-in. It is generally returned within 1–3 business days after checkout provided no damages or other amounts are due.
5. Keys
One key is located in the lockbox at the unit, and one additional key is located on the wall hook inside the unit. Both keys must be returned to their designated locations at checkout. A lost key may result in a $75 charge per key.
6. Pets
Pets are not permitted on the premises.
7. Parking
The reservation includes one parking space.
8. Trash & Condition of Premises
Guest shall dispose of waste and leave the premises in good, clean, ready-to-rent condition. Guest is responsible for damage caused during the stay beyond reasonable wear and tear.
9. Cancellation
To receive a full refund, cancellation must occur at least 45 days before check-in. Cancellations between 14 and 45 days before check-in are subject to 50% of the rental amount. Cancellations less than 14 days before check-in are subject to 100% of the rental amount.
10. Subletting & Occupancy
Subletting is prohibited. Maximum occupancy is six (6) occupants. Exceeding the occupancy limit is a serious violation and may result in removal without refund.
11. Entry, Maintenance & Surrender
Landlord may enter for reasonable repair or other necessary action with appropriate notice when practicable. Guest shall use the premises carefully and lawfully and surrender it in good condition at checkout.
12. Refunds, Liability & Hazardous Materials
No refund is due for a shortened stay or unfavorable weather. Landlord is not responsible for loss or damage to guest personal property except as provided by law. Hazardous, flammable, explosive, or similar prohibited materials may not be brought onto the premises except ordinary household/cooking items.
13. Entire Agreement & Governing Law
This agreement contains the terms agreed to by the parties and is governed by New Jersey law.
14. Minimum Age
The primary booking guest must be at least 25 years old and must be personally present for the duration of the stay. If this requirement is violated, the reservation may be terminated without refund.
